An avid outdoorsman restructures debt with LOC to enhance his 210-acre recreational property.

A globe-trotting businessman whose early career afforded him the opportunity to hike, hunt, and fish across the world, eventually settled back in the Southeast in 2006. Originally from Mississippi, his early experiences with the Boy Scouts led to an appreciation for nature and a lifelong ambition to become a rural landowner.

The Challenge

In 2013, he purchased a 210+ acre piece of recreational land in Georgia to call his own. Our client had a plan to develop the land into a hunting property with a primary focus on wildlife habitat and a secondary focus on timber management. He went on to build interior roads, develop a trail system, perform select cut timber thinning, cultivate food plots, plant fruit tree orchards, and survey wildlife. He also built a 1,500 square foot cabin and erected a 3-side metal utility barn.

His vision for the recreational property includes continuing to improve the landscape while focusing on promoting ethical hunting and developing a healthy population of mature whitetail deer, turkey, and other game. He will continue to manage the timber, focusing less on profit potential and more on providing support to the natural habitat and beautification of the property. Finally, he envisions installing a 3-acre pond that will be stocked with indigenous species.

The Solution

In order to provide this borrower with the capital needed to realize his vision, AgAmerica refinanced his existing debt, fitting him with a 15-year term loan and 10-year revolving line of credit. Upon closing, he said he is most looking forward to sharing this land with friends and family for years to come.
